The Marketplace, Gungahlin
The Marketplace, Gungahlin is a convenient sub regional shopping centre located in the heart of the developing Gungahlin Town Centre, one of the fastest growing residential areas in the ACT. The Marketplace, Gungahlin is a unique combination of retail, leisure, dining and business well positioned to cater to the needs of a rapidly growing community.
The layout and design of The Marketplace is unique in that it links to the Town Centre’s main retail high street, “Hibberson Street” a major focus for facilities and pedestrian traffic. The Marketplace is around 25,000 square metres being anchored on one side by Woolworths Supermarket and on the other by BIG W all supported by over 72 specialty shops, services and commercial offices.
Free car parking is another advantage catering for around 1000 cars, over 500 of which are undercover.
Trade Area
The trade area, and in particular the primary trade area, is generally characterised by relatively large, wealthy households with younger children and few older dependants living in owner occupied homes. Gungahlin Marketplace draws from a Main Trade Area of 81,600 people. The average age of primary residents is 30.7 years, this is significantly lower than the ACT average. Average household income is $102,289 with almost 50% of households in the primary trade area having a combined income of over $88,400.
Growth
Gungahlin is the highest population growth area within the ACT. Gungahlin - Hall will continue to see the bulk of the ACT's population growth - increasing by around 20,500 persons out of the ACT's total projected 50,350 person increase. As a designated urban growth area, Gungahlin is surrounded by new residential estates which continue to be developed under staged releases. Available land proximity to Civic are factors which have been contributed to attracting young, large households to the area so that strong population growth has resulted in recent years. Total population for the Main Trade Area is expected to grow to 101,200 persons by 2016.
Retail Expenditure
Retail spending by primary trade area residents is currently at $1,137 billion and forecast to increase to $1,664 billion, or by 7.1% per annum, by 2016.
